Rubidium understands how real property conditions impact the business of our Property Management Clients and Rubidium’s environmental services enable our Property Management Clients to manage risks with informed decisions on property transactions, acquisitions, approvals with financial institutions, complying with Certificate of Property Use requirements, and day-to-day property management tasks.
Phase I and II Environmental Site Assessments
Rubidium can assist Property Managers by conducting Phase I ESAs or Phase II ESAs for property transaction, acquisition, and financing purposes. The ESAs will allow us to establish whether there are any actual and/or potential sources of environmental contamination on the Site, quantify the potential contaminants of concern (if any), collect samples of soil and/or ground water for laboratory analyses, and prepare a report of findings. Our site reconnaissance conducted during the Phase I ESA also allows us to conduct a visual inspection for any asbestos-containing materials and designated substances that may have been used during the construction and/or demolition/renovation of the site building.
If an ESA is required for financing purposes, Rubidium can also provide a Letter of Reliance to the appropriate financial institution, at the request of the Client. This will allow the lender to rely on the details provided in Rubidium’s ESA reports and allow the lender to adequately assess the level of environmental risk associated with the property prior to approving the loan. Rubidium is pre- approved with all major financial institutions.
Rubidium can assist Property Managers by completing Site Remediation in order to identify the extent of soil and/or ground water impacts that may have been identified during a previous ESA. Rubidium will present you with a cost-effective remedial solution that will take your project deadlines into consideration. The Site Remediation program will include verification sampling of the impacted material, along with turnkey project management of all involved parties (i.e., subcontractors).
Underground Storage Tank Removals
Rubidium can assist Property Managers by completing Underground Storage Tank Removals by conducting oversight of the tank removal and conducting a verification sampling program to verify that all remaining soil meets the applicable Site Condition Standards. If Site Remediation is also required at the Site, Rubidium will recommend that the underground storage tank removal and remediation program be completed at the same time in order to achieve lower costs for soil disposal and on-site field work time.
Designated Substance Surveys
Rubidium can assist Property Managers by conducting Designated Substance Surveys (including Asbestos) for any building renovation and/or demolition activities. Typically, any contractor retained to do work at a building constructed prior to 1990 will request the owner to provide a Designated Substance Survey in order to determine the areas of hazardous materials, the risk associated with removal of certain portion or certain materials within a structure, and the costs that will be required to complete the hazardous material abatement.
